What are some Inspection Blunders you have Seen and how Sellers watch out for them?
- Inspectors are NOT licensed in the state of CO
- For our Errors and Omission Insurance to be Valid, we as licensed agents CANNOT let an unlicensed person go in the house on their own…yet…
- Weekly, I get requests from agents asking if we can give out the code to let inspectors spend 3 hours in someone’s home touching every system on their own
without an escort. Not only is this behavior a license law violation but it invalidates our insurance!
- I’ve caught agents, going to the home, letting them in THEN LEAVING DURING THE INSPECTION
- I’m not sure what agents have to do other than represent their clients (of which they are getting thousands and thousands of dollars to do… but not attending to their buyer’s due diligence, to me, is a failure to represent the client.
- As a result, if the seller is NOT present during the inspection, we staff the inspection with our team to represent the seller during the inspection.
- The state contract to Buy and Sell Real estate says… Buyer acknowledges that Seller is conveying the Property to Buyer in an “As Is” condition, “Where Is” and “With All Faults.” BUT…
- Inspection Blunder # 2: Inspector Damages the House!
The buyer is responsible for payment for all inspections, tests, surveys, engineering reports, or other reports performed at Buyer’s request (Work) and must pay for any damage that occurs to the Property and Inclusions as a result of such Work.
- Last Week my assistant (NOT THE BUYER AGENT AND SELLERS ATTENDED THE INSPECTION)
- Inspector went into master, closed-door and they all heard TWO LOUD BANGS! (This should NEVER HAPPEN!)
After inspection seller returned to a substantial puddle on the floor. We determined the Inspector Removed the sink to look at the plumbing and caused a leak!
- Inspection Blunder # 3: DAMAGE TO THE HOMES, CONTINUED: Inspector

REMOVED THE TOILET OR DAMAGED THE TOILET TO SNAKE THE SEWER LINE
- I’VE ALSO HAD THEM DO IT THROUGH A BATHTUB, SCRATCH HARDWOOD FLOORS AND FORGET TO REPLACE THE SEAL ON THE TOILET.
A WAY A HOME SELLER COULD POTENTIALLY PREVENT THIS ACTIVITY IS BY HAVING A PROFESSIONAL DO THE WORK AHEAD OF THE INSPECTION.

○ Appliances like refrigerator, washer and dryer are actually personal property and effective GIFTS to the buyer.
○ Appraiser only gives $150 of value for each one, yet Many times buyers ask for them to be repaired
○ Good agent should put in the contract that the personal property appliances are offered as a convenience to the buyer and AS IS!
